Leak Detection: Full Trace & Access Service
Our specialist technology includes:
Infrared Cameras – these are used to distinguish temperature deviations to detect leaks under a solid floor. This non-disruptive detection method allows us to discover leaks quickly with the minimum amount of hassle and expense.
Moisture Measuring Equipment – we use a variety of tools to trace the source of damp areas. Using this equipment, we can measure the level of moisture in your building and quickly discover the source of the leak. The non-intrusive probes use radar type signals to determine electrical resistance and coverts this into a moisture equivalent reading showing how wet a material is.
Endoscopic Surveys – Endoscope surveys are undertaken by opening a small hole in the building fabric, inserting an endoscope to view inside the construction detail and identify defects. Photos and even videos can be taken. These may be used in conjunction with leak simulation to speed up diagnosis where possible.
Central Heating Air Pressure Testing – Pipes are tested to safe pressure levels and any drop in the pressure indicates a leak on that part of the system. The failed element is then narrowed down and a repair can be made.
Waste Dye Test – Specialist detection fluid is use to determine leakage and escapes of water from fixed pipework. The indicator fluid makes leakage easier to identify especially in voids and cavities.
Salt Analysis – moisture from rising damp usually contains chlorides and nitrates. These are not efflorescent so they do not appear as fluffy white crystals but, instead, are hygroscopic, readily absorbing moisture directly from the air and causing damp staining. We can easily detect if the source of moisture is rising damp by this test or if it is potable water which would indicate a leak from a pipe.
Ultrasonic Detection – Ultrasound is a widely used technique for non-destructive assessment of fractures to pipes and roof coverings. We use high frequency sound waves to assess the integrity of a build element and any leakage can be detected by a probe often to the nearest square foot.
